Disability Access Appraisals

How does an Access Appraisal differ from an Access Audit

Access AppraisalsAn "Access Appraisal" is generally a simplified Access Audit. The same key elements are covered by the Access Appraisals, but the information represented will vary.  Please refer to the summary below that highlights the difference between our Detailed Audits and Access Appraisals, as well as an outline of the key elements that will be covered.

Detailed Audits
Detailed audits will itemise non-compliances associated with very specific element within a building and its surrounds.  For example, Door #AD-02 had a clear width of 760mm, non-compliant door closer & opening force measured at 45N.  The reports will include the following information for each individual element:

Access standard breached;
Specific Regulation/Clause contravened;
Description of non-compliance;
Description of recommended works to achieve compliance;
Priority of non-compliance identified;
Photographs of non-compliances identified; and

Relevant comments associated with the non-compliance (i.e. Reference number/area of each element, measurements taken on site, etc.)

Access Appraisals

Appraisal will identify general non-compliances of key elements rather than specific elements.  For example, doors were generally found to be undersized.  The reports will include the following information for each key element:

  • Access standard breached;

  • General Regulation/Clause contravened;

  • Description of non-compliance;

  • Photographs of non-compliances identified; and

  • Broad comments associated with the non-compliance (i.e. Doors did not generally have a clear width of at least 800mm)

 

Key Elements Covered

The key elements covered (Detailed Audits and Appraisals) include, but are not limited to the following:

  • External accessible paths/walkways/ground surfaces

  • Car parking arrangements

  • Doorways, inc. entry arrangements

  • Internal paths/corridors

  • Stairways, inc. handrails, TGSI’s, etc.

  • Ramps, inc. grades, landings, handrails, kerb rails, TGSI’s, etc.

  • Step ramps

  • Toilet facilities

  • Change/shower facilities

  • Signage

  • Fixed seating, inc. outdoor seating, spectator seating, etc.

  • Drinking Outlets, Vending Machines, etc.

  • Kitchen benches, servery benches, etc.

  • Hearing augmentation

  • Floor surfaces
  • GlazingEvacuation and exit arrangements

  • Lifts

  • Reception and public counters

  • Swimming Pools

We recommend Access Audits in lieu of Access Appraisals /assessments, as these provide a higher level of information that can be used. Access Audits are also caried out by Accredied Members of the Association of Consultants in Access inc who are fully insured.
